1. General
These general terms (hereinafter: Terms) govern the conditions of use of the domspecialist.si web portal (hereinafter: Portal), operated by:

The Portal is the first Slovenian digital hub for home and real estate, combining the purchase, sale, letting, renting, construction, renovation and maintenance of real estate, and connecting users with verified specialists and real estate agents.
By registering on the Portal or using it, you confirm that you have read, understood and accepted these Terms. If you do not agree with the Terms, you may not use the Portal.
2. Definitions
In these Terms the following terms have the following meaning:
- Portal: the domspecialist.si web platform and all its functionalities.
- Operator: NestVision d.o.o., which operates the Portal.
- General user: a natural or legal person who registers on the Portal for the purpose of searching for real estate, searching for specialists, agents or agencies, or for using the Portal's services.
- Specialist: a legal person or sole trader who registers on the Portal as a provider of construction, maintenance or related services.
- Real estate agent (hereinafter: Agent): a natural or legal person with a valid license for real estate brokerage who registers on the Portal as a real estate broker.
- Real estate agency (hereinafter: Agency): a legal person or sole trader who registers on the Portal as a real estate agency.
- Package: a monthly or annual subscription for access to the Portal's paid functionalities.
- Add-on: an individual paid service that the user purchases independently of a package.
- Points: virtual rewards collected by specialists, agents and agencies for certain activities on the Portal.
3. Registration and user account
3.1 Conditions for registration
To register and use the Portal, the user must be at least 18 years old.
Upon registration, the user undertakes to:
- provide true, accurate and complete information,
- keep the information up to date,
- protect access data (password) and not share it with third parties,
- immediately notify the Operator of any unauthorized use of their account.
The Operator reserves the right to refuse registration, restrict or delete an account in the event of a breach of these Terms, applicable legislation or a reasonable suspicion of abuse. The Operator likewise reserves the right to verify the data of specialists, agents and agencies upon registration or at any time during the relationship. For paid accounts, the Operator will, where possible, send a warning before deletion and allow the user to object, except in cases of serious breaches or legal requirements.
3.2 Account deletion
The user may at any time request deletion of their account through the profile settings or by a request to [email protected]. Upon account deletion:
- all active packages and subscriptions are immediately deactivated,
- all collected points are permanently extinguished and cannot be transferred or redeemed,
- published listings and the profile are removed from the Portal,
- data is retained in accordance with the Privacy Policy and legal requirements.
Account deletion is permanent and irreversible.
4. User types, packages and services
4.1 General users
General users have access to the Portal's free functionalities: searching for real estate, viewing the profiles of specialists, agents and agencies, sending inquiries, and purchasing individual Add-ons.
General users do not collect points.
4.2 Specialists
Specialists register as service providers. The valid package prices for specialists are shown to the user on the Portal before placing an order and apply at the moment the order is placed.
A specialist without a purchased paid package is registered in the specialist directory and receives inquiries, but does not have the option to submit a quote. Only specialists with a purchased paid package are displayed in the public list of specialists.
The 'verified specialist' label means solely that, upon registration, the Operator verified the entity's entry in the Business Register of Slovenia (AJPES) and the validity of the tax number. The label does not constitute a guarantee of service quality, competence, licenses or references of the specialist. The Operator is not liable for the quality of services performed by a verified specialist.
4.3 Real estate agents
Agents register as real estate brokers. The valid package prices for agents are shown to the user on the Portal before placing an order and apply at the moment the order is placed.
The 'verified agent' label means that, upon registration, the Operator verified the agent's entry in the Register of Real Estate Brokers of the Republic of Slovenia, as well as the business entity's entry in the Business Register of Slovenia (AJPES) and the validity of the tax number. The label does not constitute a guarantee of service quality. The Operator is not liable for the quality of services of a verified agent.
4.4 Real estate agencies
Agencies register as real estate agencies. The valid package prices for agencies are shown to the user on the Portal before placing an order and apply at the moment the order is placed.
Upon downgrading a package, existing listings and already added agents remain active and stored in the account and are not automatically deactivated. As long as the number of active listings or agents exceeds the limits of the new package, the agency cannot publish new listings or add new agents. New listings and agents can only be added once the number falls below the limit or once the agency upgrades the package again. The Operator is not liable for any loss of content caused by a technical error.
5. Promotional programs and special offers
The Operator may occasionally run promotional programs, loyalty programs or special offers. The terms of each program are published on the Portal.
6. Subscriptions, duration and refunds
6.1 Subscription duration
Packages are available as a monthly subscription with automatic renewal or as an annual subscription. For annual payment, a 10 % discount applies to the total subscription value.
A monthly subscription automatically renews each month until the subscriber cancels it. Cancellation is possible at any time through the account settings and takes effect at the end of the current billing period. The user will be notified before automatic renewal or charging in accordance with applicable legislation and the settings of the payment system.
Upgrading a package is possible at any time. Upon upgrading, only the proportional difference for the remaining period of the current month is charged. Downgrading a package is possible at any time and takes effect at the beginning of the next billing period. Upon downgrading, existing listings remain active and stored in the account and are not automatically deactivated. As long as the number of active listings exceeds the limits of the new package, the user cannot publish new listings. New listings can only be published once the number falls below the limit or once the user upgrades the package again.
6.2 Refund policy
In accordance with the Consumer Protection Act, when purchasing digital services a consumer has the right to withdraw from the contract within 14 days of conclusion. Since these are digital services that begin to be performed immediately upon activation, by purchasing a package or Add-on the user expressly consents to the start of service performance before the expiry of the 14-day period and is aware that they thereby lose the right of withdrawal.
A refund is possible in the following cases:
- If the user did not use the service after purchasing the package, the full amount is refunded.
- If the user already used the service, the subscription is valid until the end of the current billing period and is not charged further. A refund is not possible in this case.
A refund request must be sent to [email protected]. The Operator will process the request within 30 working days.
For Add-ons, a refund is not possible, except in the case of a technical error on the Portal's side.
6.3 Payments and billing
Payments on the Portal are processed through the provider Stripe, Inc. NestVision d.o.o. does not store payment card data. Supported payment methods include Visa and Mastercard cards. Apple Pay and Google Pay are automatically available on devices that support them. The payment currency is EUR.
The payment obligation arises immediately upon completion of the order. Monthly and annual subscriptions are charged immediately upon purchase, while subsequent periods automatically renew at the end of each billing period. All prices are shown in euros, in accordance with applicable tax legislation.
The invoice is issued in accordance with applicable tax legislation and sent to the e-mail address provided upon registration.
In the event of a failed payment during automatic subscription renewal, Stripe carries out repeated payment attempts. During this time the subscription remains active until the end of the already-paid period. If all payment attempts fail, the subscription is canceled and the benefits tied to an active subscription cease to apply. The Operator reserves the right to send notifications of failed payments.
Switching between a monthly and an annual subscription is possible at any time. Upon upgrading, the proportional difference is charged immediately. Upon downgrading, the change takes effect at the end of the current billing period.
7. Content publishing rules
7.1 General rules
Every user who publishes content on the Portal (listings, profiles, reviews, comments, photographs) is responsible for the truthfulness, accuracy and legality of the published content. It is prohibited to publish:
- misleading, incorrect or false information about real estate or services,
- listings for real estate or services that are contrary to the law,
- content that infringes the copyright of third parties,
- offensive, discriminatory or hateful content,
- content that encourages illegal activities.
7.2 Rights to content and photographs
The user warrants that they hold all necessary rights to publish the content, photographs, logos, floor plans and other materials they upload to the Portal. By publishing content, the user grants the Operator a non-exclusive, free-of-charge right to display, store and technically process this content for the purpose of operating and promoting the Portal. This right terminates upon withdrawal of the content or deletion of the account.
7.3 Responsibility for real estate listings
A user who publishes a real estate listing is responsible for the legality of the listing and the accuracy of all data about the real estate (floor area, location, price, condition, description). The Operator assumes no responsibility for incorrect, misleading or incomplete data in listings.
7.4 The Portal's right to remove content
The Operator reserves the right to remove, without prior notice, any content that:
- violates these Terms or applicable legislation,
- is misleading, inappropriate or harmful,
- was published contrary to these Terms.
The Operator likewise reserves the right to temporarily or permanently restrict or terminate access to the Portal for any user who violates these Terms.
7.5 Procedure for reporting disputed listings
Every registered user may report a listing as disputed through the 'Report listing' function on the Portal. The reasons for a report may be:
- the listing contains incorrect or misleading data,
- the listing is duplicated,
- the listing refers to non-existent real estate or service,
- the photographs were taken from elsewhere without permission,
- the listing violates applicable legislation.
The Operator will review the report within 15 working days and, if necessary, contact the advertiser for clarification. If the violation is confirmed, it will remove the listing. It will notify the reporter of the decision.
8. Reviews and opinions
General users may review specialists, agents and agencies with whom they have actually completed a project or transaction on the Portal. Reviewing is possible only after completed cooperation that is confirmed in the Portal's system.
Reviews are publicly visible on the profile of the reviewed party. It is prohibited to:
- submit false reviews,
- review without actual completed cooperation,
- publish offensive, discriminatory or illegal content in reviews,
- attempt in any way to manipulate reviews.
8.1 Right to reply
The reviewed specialist, agent or agency has the right to publicly reply to a published review. The reply must be factual and respectful. The Operator reserves the right to remove replies that violate these rules.
8.2 Procedure for disputed reviews
A reviewed user may report a review as disputed through the 'Report review' function on the Portal. The Operator will review the report within 15 working days and check whether the review violates the Portal's rules (offensiveness, illegality, spam). Since reviewing is conditioned on a completed transaction in the system, proof of the existence of cooperation is not required.
The Operator reserves the right to remove reviews that violate these rules. It will notify both users of the decision.
9. Points system
9.1 Collecting points
The points system is available exclusively for specialists, agents and agencies. General users do not collect points.
Points are awarded in the following cases:
- Invitation: a specialist, agent or agency who invites a new person (a specialist, agent or agency) receives 10 points once the invitee purchases any paid package. At the same time, the invitee also receives 10 points. Points are not awarded if the invitee does not purchase a package.
- Customer review: when a customer publishes a review after a completed project, the reviewed specialist, agent or agency receives 10 points.
- Platform review: a specialist, agent or agency who reviews the platform upon an e-mail invitation receives 10 points. A platform review is possible once.
9.2 Redeeming points
Collected points can be redeemed for Add-ons on the Portal. The list of Add-ons available for points and the value of an individual point are published on the Portal and may change.
9.3 Properties and expiry of points
Points have no monetary value, are not transferable and cannot be exchanged for cash. Points are valid for 1 year from the date of award. After this period expires, the points automatically cease to be valid.
Upon account deletion, all collected points permanently cease to be valid and cannot be transferred to another account.
The Operator reserves the right to change or discontinue the points system with a notice on the Portal. In the event of discontinuation, existing points will remain valid for a further 30 days from the publication of the notice.
10. Forum
The forum is a space for exchanging experiences, advice and questions relating to real estate, construction, renovation and home maintenance. Reading forum content is publicly accessible. Publishing content (new topics, replies and comments) is available only to registered users.
Every user is responsible for the content of their posts. When using the forum it is prohibited to:
- publish offensive, discriminatory, hateful or illegal content,
- advertise or promote one's own services without the express permission of the Operator,
- publish the personal data of third parties without their consent,
- spread disinformation or misleading content,
- in any way disrupt the operation of the forum or the experience of other users.
The Operator reserves the right to moderate the forum and delete posts that violate these rules, without prior notice. Violations may lead to restriction or termination of access to the Portal.
The Operator is not liable for the content of posts on the forum. The forum content reflects the opinions of individual users and not the positions of NestVision d.o.o.
Upon account deletion, the user's posts and comments on the forum are anonymized; the content remains visible without a link to the user's identity. Replies by other users to these posts remain unchanged.
By publishing content on the forum, the user grants the Operator a non-exclusive right to display, store and technically process this content for the purpose of operating the Portal.
11. Intermediary role and limitation of liability
The Portal is an intermediary platform that enables contact between general users, specialists, agents and agencies. The Operator is not a contractual party to transactions concluded between users via the Portal. Specialists, agents and agencies are not employees, representatives or agents of the Operator. The Operator assumes no responsibility for:
- the quality, legality or suitability of the services of specialists, agents and agencies,
- the accuracy and truthfulness of the data published by users,
- the consequences of transactions concluded between users via the Portal.
All results of the AI tools on the Portal (real estate value estimate, renovation calculator, real estate description, AI assistant, photo analysis, etc.) are exclusively of an informative nature and do not constitute professional, financial, legal or investment advice. AI results may contain inaccuracies, incomplete or outdated information. The market value estimate of a property is based on data available at the moment of calculation and does not take into account all market factors. The Operator is not liable for decisions made on the basis of this information.
The Operator strives to ensure uninterrupted operation of the Portal but does not guarantee constant availability. In the event of maintenance work or technical difficulties, the Portal may be temporarily unavailable. The Operator is not liable for damage caused by the temporary unavailability of the Portal.
The Operator is not liable for errors or damage that arise on the side of third-party providers (the Stripe payment system, OpenAI AI services, Hetzner hosting, etc.).
In the event of a proven technical error on the Portal's side, the Operator's total liability towards an individual user in no case exceeds the total amount the user paid for the Portal's services in the last 12 months before the damage occurred.
12. Complaints and dispute resolution
A complaint regarding the Portal's services or a possible error on the Operator's side must be submitted in writing to [email protected]. The Operator will process the complaint within a reasonable time, as a rule within 15 working days of receipt.
The court in Ljubljana has jurisdiction over disputes arising from the use of the Portal. The law of the Republic of Slovenia applies.
In the event of disputes with consumers, the Operator recognizes the possibility of out-of-court dispute resolution in accordance with the Out-of-Court Consumer Dispute Resolution Act (ZIsRPS).
13. Changes to the general terms and price list
The Operator reserves the right to change these Terms. Registered users will be notified of any change by e-mail and by a notice on the Portal at least 14 days before the changes take effect.
If a user continues to use the Portal after the changes take effect, they are deemed to have agreed to the change.
The following is considered a material change to the Terms: an increase in the prices of existing packages by more than 10 %, the discontinuation of functionalities that are part of a purchased package, a change to the refund policy, or a change of the competent court. In the event of a material change, the user has the right to cancel the subscription without penalty before the change takes effect. In this case, the proportional share of the already-paid subscription for the unused billing period is refunded.
The Operator reserves the right to change the price list of packages and Add-ons. Users will be notified of price changes at least 14 days before the changes take effect. A change to the price list does not affect existing subscriptions until the end of the current billing period.
14. Protection of personal data
The Operator processes personal data in accordance with applicable legislation on the protection of personal data (GDPR, ZVOP-2) and its Privacy Policy, which is available at domspecialist.si/zasebnost.
